Update on Origin Smart City Rayong: A New Landmark in the Heart of the New CBD in the EEC Zone
Since the investment era of the “Eastern Seaboard” that transformed the agricultural society into an industrial one, the global industrial trend has shifted once again. This has elevated the country's development into the era of “Thailand 4.0” through the promotion of investment in 10 target industries focused on innovation and modern technology. This has led to the establishment of the “Eastern Economic Corridor (EEC)” in the three eastern provinces: Chachoengsao, Chonburi, and Rayong. Infrastructure development is underway, including roads, water supply, electricity, and a high-speed rail project connecting three airports: Don Mueang, Suvarnabhumi, and U-Tapao, to support urban growth, which will generate revenue for these provinces and attract more skilled labor.

EEC is thus a crucial strategy for driving and creating leapfrog economic growth amidst significant changes in both economic geography and geopolitics connecting the world in various sub-regions. In the initial phase, it is expected that investments from both the public and private sectors will reach no less than 1.7 trillion baht within five years as the EEC begins to take shape, supported by clear legislation, namely the Eastern Special Development Zone Act B.E. 2561, to build confidence among investors both domestically and internationally.
The Future Path of the Country Through Infrastructure in the EEC
Currently, the infrastructure system in the EEC area is being driven according to the transportation and logistics network development plan. The EEC will be a vital foundation for elevating the economy to grow exponentially, including:

- Construction and expansion of various road routes leading to the eastern region, including over 20 main and secondary routes connecting through Chonburi, Rayong, and Chachoengsao. Notably, the special highway No. 7 (Motorway) from Bangkok to Ban Chang, covering 32 km from Pattaya to Map Ta Phut, is being upgraded to special highway standards. Once completed, it is expected to facilitate travel, reduce congestion, and transform the area into a special development zone.
Bangkok-Ban Chang from Pattaya to Map Ta Phut has been operational since late 2563
- Double-track railway will alleviate the roads previously shared with large trucks, enhancing safety and travel efficiency as goods and large containers will be transported entirely via rail.
- High-speed rail connecting 3 airports (Don Mueang, Suvarnabhumi, U-Tapao) over a distance of 220 km with 9 stations will stimulate economic expansion along the routes connecting to cities near the stations, making travel faster and more economical, particularly benefiting the tourism sector, which will distribute revenue and create income for farmers and the overall industrial sector.
- Double-track railway connecting 3 ports: Sattahip Port, Laem Chabang Port, and Map Ta Phut Port will serve as the main ports for national goods transportation, significantly reducing congestion and accidents on the roads while lowering logistics costs, as the rail system can reduce transportation costs by 5-12 times. It is projected that by 2580, the total cargo volume in the EEC will be transported through the 3 ports, reaching up to 14 million tons per year.
- U-Tapao International Airport will become the most modern aviation hub in the region, positioning Thailand as a prominent aviation center connecting ASEAN and the world, thanks to its geographical location and air traffic management capabilities, which are crucial for enhancing competitive capacity, especially in tourism. According to the planned aviation metropolis model, once fully operational, it will accommodate over 50 million travelers and has the potential to connect from the airport and aviation metropolis to all land areas via high-speed rail linking the 3 airports and connecting to high-speed rail that can reach all regions of Thailand and ASEAN.
- TG MRO Campus, the aircraft maintenance center, will be another key player at U-Tapao Airport, serving as the most modern aircraft maintenance center in the region.
- Maritime Commerce – Shipping in the logistics sector, which has the lowest costs, will facilitate rapid growth in exports and imports for all industries in Thailand, as Thailand has significant shipping ports like Map Ta Phut, which is currently developing phase 3. It is expected that in the next 20 years, it will increase the capacity to handle liquid materials and natural gas by an additional 19 million tons per year. Meanwhile, Laem Chabang serves as the main base supporting the development of the Eastern Special Development Zone. Additionally, the important shipping port Map Ta Phut, currently in phase 3 of expansion, will accommodate up to 18 million TEUs per year, and Sattahip commercial port will support transportation and tourism growth, accommodating modern cruise ships, along with the natural port of Koh Si Chang, which is another area where the EEC is organizing to create sustainable growth in the Eastern Special Development Zone.
Rayong: Another Key Economic Strategic Point in the EEC
The development of the EEC economic zone will significantly impact the influx of labor into the industrial sector in the three provinces. The National Statistical Office predicts that by 2570, employment will increase to 10 million from just 2 million in 2561. Looking at the figures, the overall economy, especially per capita income, in Rayong has risen from 986,153 in 2558 to 1,141,398 in 2561, indicating that Rayong is developing in terms of labor and increasing employment, aligning with the growing demand for housing in the EEC economic zone.

In the EEC economic zone, each province plays a distinct and important role. Chachoengsao is a residential area supporting the expansion of Bangkok, Pattaya is a business tourism city and an international medical service center, with U-Tapao as the aviation and logistics hub of ASEAN, while Rayong is known for education and science.

Today, we will delve into Rayong, another crucial economic strategic point in the country. Rayong is the second most developed industrial estate area after Chonburi, covering 42.64% or approximately 62,758 rai of the industrial estate area in the EEC, which totals over 147,000 rai. Additionally, there are over 11,000 rai of industrial estate land under development in Rayong.
Recently, land transactions, particularly in the EEC economic zone, have surged dramatically from 5 million baht per rai to 20 million baht per rai in the vicinity of Highway No. 36, which is a secondary road. Meanwhile, the main road adjacent to Sukhumvit has current selling prices of approximately 40 million baht per rai, up from about 15 million baht per rai over the past 2-3 years.
Currently, major real estate developers from Bangkok are showing interest in the EEC economic zone, particularly in developing housing projects and condominiums.
Among them, Origin Property is one of the developers employing a blue ocean strategy, creating a unique product in the emerging and interesting area, entering the real estate market in the EEC with the successful Origin District Sriracha project. This year, they continue the blue ocean strategy by preparing to penetrate the Rayong market, selecting a prime location in the heart of Rayong city to develop a mega project called Origin Smart City Rayong, a large mixed-use project with an investment of over 10 billion baht in the heart of Rayong city. This will consist of a mixed-use kingdom (MIXED-USE) 'Smart City' offering comprehensive services (One-Stop Services), including the tallest condominium in Rayong, a community mall, a premium supermarket, a lifestyle hub, co-working space, a hotel under the Intercontinental Hotel Group, and serviced residences to support modern lifestyles.
Introducing Origin Smart City Rayong: A New Landmark in the Heart of Rayong Starting at 1.69 Million Baht
In addition to infrastructure development, the operations of EEC will be expedited in five areas, particularly investments in 10 target industries, which will create new jobs with good income, no less than 450,000 positions for Thai youth. This includes increasing investment to enhance the country's capabilities in defense industries and education, coordinating the enhancement of digital infrastructure, developing IoT businesses and startups, and continuing e-commerce to elevate farmers' income, technology, and tourism.
Furthermore, there will be spatial development enhancements, particularly in land use planning, education, research and technology, public health, environment, basic factors, water, energy, and establishing guidelines for developing special areas as technology zones and smart cities by coordinating to ensure EECi and EECd align with the plans, laying out smart city development guidelines in Laem Chabang and key islands (Koh Si Chang, Koh Chang, Koh Samet) and creating a governance system for the development of the eastern aviation metropolis.
